Mold spores exist in every building on earth. That single fact is why the restoration industry talks about remediation rather than removal, and why any company promising to eliminate 100 percent of the mold in your home is overselling.

What remediation actually means

Remediation is the process of returning mold levels inside a home to what is normal for the outdoor environment in that region, then correcting the moisture problem that let the colony grow. It combines containment, physical removal of affected materials, HEPA filtration, cleaning, and drying.

A proper remediation scope

A credible scope of work names the affected rooms and square footage, describes containment (plastic barriers and negative air pressure so spores are not spread into clean areas), lists which materials will be removed versus cleaned, specifies HEPA air scrubbing and HEPA vacuuming, and identifies the moisture source that will be repaired. Without that last item, the mold comes back.

Testing: before and after

Pre-testing tells you what species and how much. Post-remediation verification, ideally by an independent hygienist rather than the company doing the work, confirms the job succeeded. Be cautious when the same company sells the inspection, the testing, and the remediation with no third-party check.

Red flags in a quote

Watch for flat-rate whole-home fogging or ozone treatments sold as a cure, no mention of containment, pressure to sign on the first visit, refusal to identify the water source, and scopes that skip post-verification entirely. Fogging a surface without removing the contaminated material treats the symptom, not the colony.

What homeowners can do themselves

The EPA guideline is that areas under roughly ten square feet of surface mold on a hard, non-porous surface can usually be cleaned by a homeowner with detergent, water, and protective equipment. Anything larger, anything inside a wall cavity, anything following sewage, and anything in an HVAC system belongs to a professional with containment equipment.

The moisture rule

Every successful mold job ends with a dry building. Fix the roof flashing, the failed shower pan, the negative grading, or the condensing duct. If the humidity stays above roughly 60 percent, mold will find its way back regardless of how thorough the cleaning was.
